When buying a new Florida home, you must make sure that it goes through a home inspection. There are a number of companies that offer home inspection services in Florida, and as a buyer, it is important to understand what these companies look for. Here are some of the things that are commonly covered in a home inspection:

Water Damage

One of the most important things that a home inspector will look for is water damage. Many sellers will try to cover up water damage, and as a buyer, if you purchase a home with water damage, it can be very expensive to repair, and it will be your responsibility. The inspector should look at all of the floors and ceilings for water damage and should examine areas such as the basement.

The Foundation

The home inspector will also take a look at the foundation of the home. This is another important part that a buyer should know about because, once again, foundation repairs can be extremely expensive. In fact, if the foundation is bad, many buyers will forego the buy altogether because it is so expensive to repair.

The Roof

Finally, the home inspector will take a look at the roof. The roof is another area of the home that can be expensive to repair, and as a buyer, you should know if repairs are needed and how long the existing roof might last. In many cases, the roof will last from 8-10 years on average, so if the existing roof is near the end of that time frame, you might want to negotiate the cost of a new roof as part of your real estate deal.
